Compliance verification

Every COI and lien waiver, read and verified.

A sub sends a certificate or a waiver. Kiron reads it, pulls every field, tracks the expiry, and reconciles it against the payment it covers — so a lapsed policy or a missing waiver surfaces before the money goes out.

Read, extracted, and reconciled

The same record Kiron builds from a raw PDF — the fields pulled off the document, and the checks it runs before the payment clears.

What Kiron reads

Three documents that decide whether it’s safe to pay

Each one is easy to check once and impossible to check well across every sub on every job. Kiron does it on every document, automatically.

Certificates of insurance

Coverage, limits, expiry, and additional insureds read off every ACORD 25 — with a lapse flagged before the sub is on site.

COI tracking

Lien waivers

Conditional or unconditional, progress or final — matched to the draw it releases, with retainage and signature checked before you pay.

Lien waivers explained

Retainage

The hold-back tracked to the cent across every draw, reconciled against the contract sum and approved change orders.

How retainage works

Compliance tracking questions, answered

Which compliance documents does Kiron track?

Kiron reads the compliance paperwork that already flows through your project inbox: certificates of insurance (ACORD 25), conditional and unconditional lien waivers, retainage releases, and the AIA G702/G703 pay applications they attach to. Each document is read the moment it arrives, its fields extracted, and the record matched to the subcontractor and the payment it belongs to.

How does Kiron verify a lien waiver?

Kiron reads the waiver and checks the things that decide whether it is safe to pay: whether it is conditional or unconditional, the through-date it covers, the payment amount, and whether retainage is excluded. It then reconciles the waiver against the draw it releases — flagging a waiver whose amount, period, or signer does not match the payment you are about to make.

Does Kiron track certificates of insurance too?

Yes. COI tracking is the deepest part of compliance — coverage types, per-occurrence and aggregate limits, effective and expiry dates, additional insureds, and waiver of subrogation, all validated against your subcontract requirements. See the dedicated COI tracking page for the full breakdown of every check Kiron runs on each certificate.

Do I have to upload the documents?

No. The certificates and waivers already arrive by email — from the sub, their agent, or their broker. Connect that inbox read-only, or forward the threads you choose, and Kiron reads each document as it lands. There is no separate portal to maintain and no data to re-key.
